What I did today
Last night, I was doing a workout. CNBC had been making a big deal all day about this town hall they’re running with Mark Cuban, Scott Gotlieb, and a couple of other pros about the coronavirus.
So, mid-workout, I was thinking: I wonder what Mark Cuban’s daily workout looks like. Does he work out daily? If so, what does he do?
That’s when I realized this case study isn’t actually adding the value that I want it to be.
I wanted to provide an inside look at what my life looks like as I work hard to create $10K/day in passive income by my 30th birthday. But, as I was working out, I realized that I’m not talking about working out at all in this case study. I’m not talking about sleep. I’m not talking about any of it.
But, isn’t that the entire point?
For that reason, I’m going to change up the format a little bit today. I’m going to have a couple of sections in the “what I did today” macro-section that highlights, in more detail, exactly what I did today. These sections will make the case study longer, but it will also help highlight in more detail what I’m doing vs. not doing.
So, here we go:
Wake up & sleep:
I woke up at 7:20am this morning to make sure I was at an 8am Zoom meeting for the day job. According to my Fitbit, I slept 6 hours and 47 minutes last night. Not great, but also not horrible.
Exercise, however, was pretty horrible. I worked out hard yesterday so I was sore today. I think I did maybe 100 pushups.
Also poor. I wasn’t hungry for most of the day but did have a Daily Harvest smoothie mid-day. Unfortunately, I ended up getting hungry at night and had ice cream and a ton of pasta and cereal.
Overall, could have been better, but not horrible.
My Day Job
The day job took up a bit of time today as I did some financial planning (FP&A) work. I’m trying to figure out where the company could invest in new PPE (Plants, Property, and Equipment).
Overall, it took only a few hours, which allowed me to spend more time on side work.
Investment real estate
Not a lot to do on real estate today, which is the goal. Limited work on a day to day basis, but the rent checks still show up.
I have a few dozen searches saved on Zillow so I get notifications of any interesting properties that just came onto the market. Overall, I didn’t see anything interesting. But that’s because I have my eye on 3 properties (a 24 unit, a 25 unit, and a 4 unit) for a total of 53 units I’d love to add!
I found a great writer on UpWork with one of the more reasonable rates I’ve seen for an eBook.
He charged me $90 for an eBook and it was one of the best eBooks I’ve ever gotten from a writer, so I wanted to keep working with him. But, $90 is steep for a 5,000-word ebook.
So, I offered him a yearly contract: $150/month for two ebooks per month. That gives me consistent, great eBooks at a good price and gives him consistent work. It’s consistent, which is great, but UpWork favors freelancers who have long-term clients. This would make me a long term client of his, so when I give him great feedback, his profile is going to be great.
Speaking from experience, I know he’ll be able to parlay that better profile into lots of gigs at a great price for him.

This was the bulk of the day. I published around 5,000 words of content today. It won’t show results for at least a year, but I need to keep publishing.
No clients right now, although I’m supposed to start on a big project next Monday.
So, I just sent a couple of big clients notes along the lines of “thinking of you, hope you are safe in this time” to stay close to them
Of course, I spent time with my family! I called my parents and made my fiancee breakfast and dinner
What I’m thinking about today
I’m thinking about the length of the virus. This home quarantine makes sense, as this is going to be one of the darkest periods in American history with more than a million possible deaths.
So, I’m trying to focus on other things.
This quarantine is a highly unusual opportunity to complete a large amount of work very quickly.
I think it lasts ~100 days. If I can stick on the pace of ~5,000 words a day published on my sites, then I will have created a digital asset that makes ~$1,000/dollars a month.

The other thing I need to get going is ebooks. I have a book ready that needs publishing, as well as another book that is just about ready to go.
